Offer Objectives
Offer Objects Analysis:
The offer includes a fresh issue of equity shares aggregating up to ₹3,920 million (₹392 crore) and an offer for sale of up to 2,856,869 equity shares. The company will not receive any proceeds from the offer for sale. A pre-IPO placement of up to ₹784 million (₹78.4 crore) may be considered, reducing the fresh issue size if completed.
Use of Net Proceeds: The net proceeds from the fresh issue are proposed to be utilized as follows:
- ₹2,237.50 million (₹223.75 crore) for funding redevelopment expenses related to government approvals, FSI purchase, and compensation for alternate accommodation in under-construction and upcoming redevelopment projects.
- ₹740.00 million (₹74 crore) for repayment or pre-payment of certain outstanding company borrowings.
- Funding acquisition of future redevelopment projects and general corporate purposes (amount to be finalized). The amounts utilized for funding acquisition of future redevelopment projects and general corporate purposes will not individually exceed 25% of the Gross Proceeds respectively, and will not collectively exceed 35% of the Gross Proceeds.
The schedule for deploying net proceeds is planned for Fiscal 2026 and Fiscal 2027, with a significant portion allocated to funding redevelopment expenses.
